A Full Service Property Management Company

Specializing in multi-family rental and community association management, AHC Management LLC was founded in 2000. It is the for-profit subsidiary of AHC Inc., a major regional developer and owner of multifamily housing in the mid-Atlantic region that was founded in 1975.

AHC Management provides management services for AHC-owned properties and third-party management communities. We are certified by Virginia Housing Development Authority and are a licensed Community Association Management Company in the Commonwealth of Virginia.

Property Management Services

With decades of experience providing ownership with responsible and responsive management services, major components of our management services are:

  • Pro-active marketing and leasing program to maintain high occupancy.
  • Comprehensive day-to-day and preventative maintenance services.
  • Regular property and unit inspections.
  • Oversight and conformity with all regulations required by lenders, equity partners, and government agencies.
  • Monthly financial statements to monitor operating costs and identify budget variances.
  • Ongoing staff training in all aspects of property management.
  • Focused risk management evaluations of property operations.


Community Association Management Services

Years of knowledge and experience creating and managing condominiums and cooperatives gives  AHC Management’s team the sensitivity and knowledge to implement comprehensive management programs.

  • Physical Operations focus on routine inspections of common elements and units in cooperatives coupled with detailed inspection reports to the board.
  • Maintenance and preventative maintenance programs are integral to preserve the property and are carefully followed or created for the association.
  • Monthly financial reports are prepared using a current generation JENARK software system.
  • Experienced financial team supports the community manager and association treasurer.
  • Comprehensive annual budget preparation with the board and staff and presentation as required by the By Laws.
  • Pro-active risk management for the physical, financial and administrative operation of the association.
  • In-house Human Resources to help assure staffing is compliant with all applicable laws, rules and regulations.
  • Strong administrative programs to support site staff and the community manager manage the day to day operations of the property.

Relocation Services

AHC Management provides relocation services to assist property owners in finding temporary or permanent housing for residents when a rental property is undergoing extensive renovations. The range of services includes:

  • Resident surveys.
  • Preparation of relocation plans and budgets for County/City jurisdictions.
  • Coordination of services for resident moves.
  • One-on-one and group resident meetings.
  • On-going monitoring and reporting of relocation progress.

Resident Services

Many of our residents face myriad challenges — economic, social, educational — and often struggle to make ends meet. In 1993, AHC began offering Resident Services at several of its rental properties. Since that time, Resident Services has helped hundreds of residents better meet the daily challenges they encounter.

AHC's onsite services focus on strengthening adults' life skills and improving children and teen's academic performance. Our community centers are hubs of activity with after-school programs, teen tutoring, workshops for seniors, and English language classes. AHC currently operates eight Resident Services programs serving more than 1,800 children and adults annually.

 

Interim Property Management

Property Management through property stabilization - using a creative approach to property management for pre-stabilized properties, we craft a management program to ensure all aspects of the management plan and all compliance-related activities are in place when transitioned to ownership or a successor management company.
